Commercial Preventative Maintenance

A commercial heating, cooling and ventilation system is no different than any other equipment. It requires attention to maintain peak running efficiency and performance levels. Avoid any down time and costly repairs associated with neglected systems by having routine, preventative maintenance done throughout the year.

At T&S Heating, Cooling and Refrigeration, our goal is to keep our customers happy while saving them money in the long run.

A Preventative Maintenance Plan is an agreement between you and us for scheduled inspections and maintenance of your heating, ventilation and air conditioning systems.


Our plans are scheduled for quarterly maintenance (4 times a year).  Our certified technicians will come out in the Spring, Summer, Fall and Winter to inspect your systems and ensure that they are running properly. By ensuring that your systems are running properly, it will help keep your utility bills lower, extend the life of your HVAC system and avoid failures.


What you can expect with our Preventative Maintenance Plan (where applicable):



1st Quarter/3rd Quarter


  • Check system functions, safety controls and adjust the operating sequence where appropriate
  • Inspect electrical components and connections; repair/replace or tighten as required
  • Ensure proper air flow and change filters
  • Inspect pumps, lubricate and check flow rates where appropriate
  • Clean and lubricate motors as required
  • Examine belts, adjust, align or replace as required
  • Inspect, clean and balance blowers as required



2nd Quarter (preparation for summer seasons)


  • Clean inside coil, condensate pans, traps and lines to prevent obstructions
  • Acid wash coil and straighten fins for efficient operation
  • Check refrigerant levels and if low, find leak and fix it.



4th Quarter (preparation for winter season)


  • Clean burner assembly
  • Remove soot from fireside of burner
  • Clean and check operation of humidifier
  • Inspect the heat exchanger for cracks
  • Adjust air-to-fuel ratio of burner
